In some areas, home inspections are a required part of the home buying real estate process. In general, it is good due diligence to get an inspection done on a house you are buying to make sure there aren’t any surprises or costly issues that arise after you have already purchased the house. While it is often the buyer purchasing the home inspection, some sellers choose to have an inspection performed to identify any repairs they should do prior to or in preparation of listing their home. Additionally, some homeowners choose to have an inspection to identify any needed maintenance or repairs to keep their home in tip top shape.
We recommend sewer scopes on houses where there is any concern about the condition of the waste drain from the house to the sewer main. Though many of the waste drain materials known to be compromised were discontinued by the late 1950’s, we recommended to have this service performed on all waste drains 20 years of age or older. Even modern plastic sewer pipes can be damaged by settlement and root penetration.
Yes! You would be surprised what we find even on new construction. Disconnected toilets and shower drains, flooded crawl spaces, improperly wired electrical panels, etc. We definitely recommend an inspection even on new homes.
The length of the inspection varies based on the size and condition of the home, but is usually completed on-site in 1.5 to 2 hours with additional off-site time creating your color-coded, easy to read report with color photos.
While you are always welcome to be present for the entire inspection, all we need is someone to get us access to the home. This is typically the seller or a realtor. We can take it from there. If you would like an in-person walk-through of our findings, we recommend arriving about 1.5 hrs from the start time of the inspection. These details can be worked out based on the size of the house and services performed.
The cost varies based on the size, location, and age of the home in addition to extra services requested such as outbuildings, sewer scope, radon testing, etc. The average price range for a whole house inspection starts between $350 and $450.
